Blog #9: “The Punch List”
Your project is coming to close and you are just about ready to move into your new building and take a vacation. But….
Once the contractor says the project is complete, it is time for you and your team to perform a “punch list” inspection of your project. Now is the time to review the project to ensure it meets the contract requirements and there are no workmanship issues. If there are workmanship issues, note them and ensure they are corrected.
If your contractor was struggling during the project, will your contractor be around to warranty your project now that it is complete? It is best to assume the worst and hope for the best. Some of the last items are….
Complete a thorough operations and maintenance manual so you are not dependent solely on your contractor for maintenance and warranty. Obtain warranty letters of commitment and maintenance information from subcontractors, suppliers and manufacturers.
- Request the as-built drawings from the contractor and subcontractors.
- Be sure you have received all inspection certificates and government forms.
- Prior to final payment, obtain all final lien releases from the contractors, suppliers, and subcontractors.
- If your contractor furnished you with performance and payment bonds, he must provide documentation that the surety company approves final payment.
With this checklist completed, you can feel confident and relaxed in issuing final payment to your contractor. Enjoy your new building. And take a vacation.
